Hellenic Properties, a real estate investment and development firm with a focus on the Greek market, has achieved a significant milestone by completing €135 million in property investments over the last two years. This accomplishment elevates their total investment track record to €200 million across 14 distinct projects. In collaboration with Vamare Investments Group, a Greek family office, Hellenic Properties aims to expand its portfolio to surpass €500 million in Gross Development Value (GDV) by the year 2030.
The company’s diverse portfolio includes hospitality, office, and residential properties located in prime areas throughout Greece. Currently, Hellenic Properties boasts an investment pipeline valued at over €130 million, with hospitality projects forming a substantial portion. To facilitate its investment activities, the firm has secured €66 million in debt financing from prominent Greek financial institutions.
In its growth trajectory, Hellenic Properties has successfully completed five project exits, achieving an average equity multiple of 2.15x. Looking ahead, the company plans to finalize three additional exits by the end of 2026, aligning with its strategy to recycle capital and expand its portfolio. For that year, the company anticipates its leasing portfolio will generate approximately €4.1 million in net income, while also forecasting an average project-level leveraged internal rate of return (IRR) of 22.9%.
Further strengthening its hospitality segment, Hellenic Properties has entered into an agreement to acquire a third hospitality asset in mainland Greece, supporting its initiative to develop a more extensive hospitality investment platform. As part of its strategic plan for 2027–2030, the company intends to reduce its average investment cycle to under 3.5 years, expand its network of family-office and institutional investors, and leverage technology-driven portfolio management to enhance operational efficiency.
Central to Hellenic Properties’ strategy is a focus on disciplined risk management, sector diversification, and the pursuit of new acquisitions. By adopting more efficient capital recycling practices, the company is determined to reach its €500 million GDV target.
